Work that finds you, without a company being built on top of you.
Roommark sends real-estate shoots to independent photographers in Orange County. You set your rates, take the jobs you want, keep your copyright, and the agent knows your name.
Get in touchWhat we commit to
These are not preferences we could change on a quiet Tuesday. They are how the company is structured, and most of them are enforced in the software rather than in a policy document.
You price your own packages
Publish your own packages and you set what they cost, by house size, and that is what the job pays. We show you what the market in this county charges so you have something to price against; we never set the number on your own work and we never change it.
On a Roommark package, you see the number before you answer
Some agents book one of our packages rather than yours. Every one of those offers states exactly what the job pays before you accept, and you are free to reject it for any reason or none. What you will never get is a job whose price you find out afterwards.
You are paid in full, whichever it is
Nothing is ever deducted from the number you agreed to. Our 12.50% booking fee is paid by the agent, on top, as its own line on their receipt — it does not come out of your side. What you accepted is what lands in your account.
You accept or decline
Work is offered, never assigned. There is no queue to be first in and no job that lands on your calendar without you saying yes. Declining costs you nothing — no score, no ranking, no standing. Nothing anywhere in Roommark counts or records a decline, which is a fact about the database and not a promise about our intentions.
It is your name on the work
The agent books a shoot and then deals with you: your name, your business, your brand, on the booking, on the gallery, on every download. Never “our photographer”. You also get a page at roommark.app under your own name that you can send to clients you already have.
You keep the copyright
The photographs are yours. You license them to the agent for the listing, the MLS and their marketing — broadly, so they are not asking permission every time a portal republishes something, and so they can pass that use on. You never sign your ownership away to be paid.
You decide how you shoot
Nobody directs you on site, orders a reshoot, or hands you a mandatory shot list. We tell you what the agent needs the photographs to do and what they will be checking for. How you make them is your work.
What we ask of you
Three things, and none of them is about how you make a photograph.
A real business
A current California business licence, and general liability cover of at least $1M. If you offer aerial work, an FAA Part 107 certificate and drone liability cover as well. We keep those on file for three years, as the law requires.
Delivery you can hold to
Photographs uploaded in time to reach the agent the same evening, or the next business morning for afternoon shoots. The app queues uploads and resumes them, so a dead zone at the property is not your problem.
Turning up, or saying early that you cannot
A shoot you accepted is one an agent has planned a listing around. Declining is free at any point before you accept; after that, tell us as early as you can so we can offer it on.
If a document lapses, we stop offering you work until it is current again. We never close your account over it. You tell us which cities you cover, and whoever is arranging a shoot sees that before they offer you anything — every offer still yours to take or turn down.

How you get paid
The agent pays the whole amount when they book, so the money is already there before you drive anywhere. Your rate is transferred to your own Stripe account once the agent has approved the gallery — one payment, per shoot, for the rate you set, with nothing taken out of it.
If an agent cancels inside 24 hours, a share of your rate is paid to you anyway, because you cleared the time. That is compensation for the morning, not payment for work, and it is recorded as its own movement rather than folded into anything else.
You are an independent business. Roommark does not withhold taxes, and you invoice nobody — the ledger in the app is the record.
